The ground rises as you go north, from about 500 feet in Redding proper to around 1,200 feet in parts of North Redding. That climb is why the views open up, and it is part of why no two streets up here feel quite the same.
The variety is the thing to understand about the north side. Two of the area’s golf communities are here. Gold Hills has the course, the hillside setting and no HOA. Tierra Oaks is gated, has an HOA and its own course, and homes there run into the two- and three-million-dollar range. Out toward Twin View and Caterpillar Road the character turns more industrial. Northeast of that, Jones Valley sits right on the water with some of the easiest lake access in the county.
So North Redding covers a wider range of homes and prices than almost anywhere else in Redding. About ten to fifteen minutes to downtown depending which part of the north side you are on, and usually less than that to the shopping on Hilltop and Dana. Close enough that the drive never becomes the reason you move.

Shasta Lake is the big one and it is genuinely close, with boating, fishing and swimming all summer and Jones Valley offering some of the easiest water access anywhere around Redding. Closer in, the Sacramento River Trail is good for walking and biking, and Shasta-Trinity National Forest puts real hiking within easy reach.
