Two to Three Minutes to the Freeway, and Hardly a Traffic Light
East Redding is Ben’s favorite part of town and the reason is efficiency. From most of the east side you are two to three minutes from the freeway, against ten to fifteen from the west side, and there are far fewer traffic lights between you and wherever you are going. If being five to ten minutes from everything matters to you, start here.
The east side is flat. That is the first thing to understand about it and it shapes everything else — the streets run straight, the lots sit level, and there are still long views out to the hills. Much of it is subdivision housing, which is an advantage when you are buying: you can compare like with like and you know what you are getting before you walk in.
It is not all subdivisions. Some of the best pasture land and meadow around Redding is out here, so you can buy a lot on a tract street or you can buy real ground with room for horses, and both are a few minutes from the same grocery store. That choice is harder to find on the other sides of town.
Out toward Palo Cedro is the part Ben points at first. It has a country, cowboy feel to it and it is still five to ten minutes from the heart of Redding — the combination most people assume they have to choose between. It is its own community just outside the city, which means a different feel at the end of the same short drive.

The east side is flat, and flat ground makes the kind of fire event the west side has lived through far less likely. That does not always reach your premium. Insurers often price Redding as one place and do not distinguish the east side from the west, so the quote you are handed may not reflect the ground you are actually buying on. Short, and it is the main reason people choose this side. Most of the east side is five to ten minutes from the center of Redding and two to three minutes from the freeway, against ten to fifteen from the west side. There are also far fewer traffic lights in between, which is the part people notice after they move.

Enterprise High, on Churn Creek Road, is the east side’s high school — Shasta High is across town on the west side. Elementary and middle depend on the street, so if a particular school matters to you, tell us before you start looking and we will check the address.
