Anderson, CA Real Estate: What Your Budget Buys Compared to Redding

Anderson sits about 10 miles south of Redding on I-5, and price is usually the first thing buyers notice. Over the three months ending August 2026, Anderson's median sale price ran about $73,000 below Redding's.

How much of that gap you actually keep depends on three things: square footage, which agencies serve the address, and who sends the electric bill.

What the Anderson Median Buys Compared to Redding

Anderson’s median sale price was $326,559 for the three months ending August 2026, down 3.4% from a year earlier. Redding’s median for the same period was $399,735, up 3.7%.

The Anderson figures include sales with Anderson addresses outside city limits, so treat them as Anderson-area numbers rather than a city-limits count.

Lower Price, Smaller Home

Price per square foot points the other way. In August 2026, the median was $271 per square foot in Anderson and $253 in Redding. The lower Anderson median comes mostly from smaller homes, not cheaper space.

In ZIP 96007, the median home has 1,380 sq ft and three bedrooms and was built in 1978, based on sales recorded through July 2026. Compare homes of the same size before assuming Anderson costs less.

How Fast Homes Sell

Anderson homes sold in a median of 31 days in August 2026, close to the pace a year earlier, and 48 homes sold that month. Redding moved faster at 24 days, with 348 sales.

Sale-to-list ratios were 99.9% in Anderson and 98.9% in Redding, so well-priced Anderson homes still sell close to asking.

The smaller market also means fewer choices in a given month, which matters if your list of must-haves is short and specific.

The Monthly Payment Difference

The national average 30-year fixed rate was 7.40% for the week of October 8, 2026. At that rate with 20% down, principal and interest comes to about $1,809 a month at Anderson’s median and $2,214 at Redding’s.

The difference of roughly $405 a month comes before property taxes, insurance, and utilities. A lender can run the numbers on your actual rate and down payment, and our page on buying a home covers what to line up before you start touring.

An Anderson Address Is Not Always the City of Anderson

The City of Anderson had 11,323 residents at the 2020 Census and covers about 7 square miles. The 96007 ZIP code reaches well beyond that, into unincorporated areas such as Olinda and Happy Valley.

Mailing addresses follow postal routes, not city limits, so "Anderson" on a listing tells you nothing about which agencies serve the house.

Inside Anderson City Limits

Homes inside the city are served by City of Anderson water and sewer, the Anderson Police Department, and the Anderson Fire Protection District. Planning and building permits go through the city. Electricity and natural gas come from PG&E.

Unincorporated Parcels With an Anderson Address

Outside city limits, Shasta County handles planning and building permits, and the Shasta County Sheriff's Office handles law enforcement.

Fire protection depends on which district the parcel falls in. Water and sewer vary by parcel, from a water district connection to a private well and septic system.

Wells and Septic Outside City Services

Many unincorporated parcels around Anderson rely on a well, a septic system, or both. Shasta County sets its own rules for each, and each needs its own line in your inspection budget.

A listing that mentions either one deserves questions about age, testing, and maintenance records before you write an offer.

Confirming Jurisdiction Before an Offer

County parcel records show whether a property sits inside city limits. An Anderson mailing address is one of the first things we check on a listing, because the answer changes utilities, permits, and which down payment program applies.

A real estate agent can confirm jurisdiction on a specific parcel before you commit to it.

Utility Costs in Anderson Versus Redding

Redding owns its electric utility, and Anderson does not. Homes inside Redding city limits get power from Redding Electric Utility, whose rates are set by the Redding City Council.

Anderson-area homes, in town and out, are on PG&E, whose rates are set by the California Public Utilities Commission.

PG&E Instead of Redding Electric Utility

REU reported that its average residential customer paid $160 a month in 2025, compared with about $340 for the average PG&E residential customer. Those are REU's figures, and the PG&E number averages its entire service area rather than Anderson specifically.

Even so, a gap that size can absorb a real share of the mortgage savings above. Most buyers who come to us comparing Anderson and Redding start with the price difference and have not yet looked at the electric bill.

Reading a Seller's Utility History

Ask the seller for 12 months of PG&E bills during your contingency period. Bills in this part of the valley swing with summer heat, so a few winter months understate the year.

Square footage, insulation, window age, HVAC efficiency, and solar all move the number. If the home has solar, find out whether the system is owned or leased and how it is billed.

Flood and Wildfire Exposure in Anderson

Independent climate risk modeling rates 38% of Anderson properties at risk of severe flooding over the next 30 years, compared with 9% in Redding.

The same modeling shows some level of wildfire risk for 99% of Anderson properties and 96% of Redding’s. These are estimates for each city as a whole, not ratings for any individual house.

Homes Near the Sacramento River

Anderson sits along the Sacramento River, and flood exposure varies from one street to the next. Check the property on FEMA's Flood Map Service Center before you make an offer.

Federally backed mortgages on homes in a FEMA special flood hazard area generally require flood insurance, which changes the monthly cost.

The Natural Hazard Disclosure report you receive in escrow will also show whether the parcel sits in a FEMA flood zone.

Wildfire Insurance Still Applies

A lower price does not make insurance easier to get. Anderson homes are written in the same Shasta County insurance market covered in our post on wildfire insurance in Redding.

Check the parcel on CAL FIRE's Fire Hazard Severity Zone map and request quotes early in escrow, well before your contingency deadline.

Down Payment Help and the Daily Drive From Anderson

Anderson is its own incorporated city, which places it outside the City of Redding's homebuyer program and inside Shasta County's. That difference works in Anderson's favor at current prices.

The Shasta County Program Fits Anderson Prices

Shasta County's First Time Home Buyer Program covers the City of Anderson and the unincorporated county. Under its 2026 terms it offers up to $80,000 in assistance, with a $379,000 appraised-value cap.

Anderson's $326,559 median sits under that cap, leaving room for a typical Anderson home to qualify on price. Income limits, available funding, and a buyer contribution of at least 3% of the price all apply.

The I-5 Commute to Redding

Anderson is about 10 miles south of Redding on I-5, across the Sacramento River from Redding Regional Airport. Drive times depend on where in Redding you are headed and when. Test the route at the hours you would actually drive it before you commit to a house.

River Access and Local Amenities

Anderson River Park sits on the Sacramento River, with fishing access, athletic fields, trails, a disc golf course, and the River Splash water play area.

The Shasta District Fair & Event Center hosts the district fair each June along with events through the year. Everyday shopping is in town, and Redding's larger retail options are a short drive north.

When Anderson Makes More Sense Than Redding

Anderson's case is strongest when the purchase price is the hard limit. It is weakest when you need a set amount of square footage or when monthly operating costs carry as much weight as the mortgage.

When Purchase Price Is the Constraint

If your approval or your down payment caps you near Anderson's median, Anderson widens the list of homes you can realistically buy. Pair that with Shasta County's program, and the cash needed at closing can come down as well.

Expect smaller and older homes on average, and budget for the updates a house from the 1970s or 1980s may need.

Working with real estate advisors who track sales in both Anderson and Redding makes it easier to see where your price range stretches furthest.

When Space or Monthly Costs Matter More

If you need a particular amount of space, compare price per square foot rather than median price, and the Anderson discount may not hold. Add the difference between a PG&E bill and an REU bill, and the monthly savings narrow further.

On a larger home, that can make Redding worth a second look. You can browse current listings in both markets on our home search and compare homes of the same size side by side.
